Overview
British Forces Cyprus (BFC) maintain a vital military presence in the UK sovereign base areas of Dhekelia, Akrotiri, and Ayios Nikolaos. Serving as a strategic staging point for operations in the Middle East and Asia, the bases support tri-service operations with some 3,500 personnel. At Ayios Nikolaos, a new £8 million communications centre was commissioned to enhance operational capability, but concerns over roof design halted progress.
The Challenge
The project was suspended due to the risk of a ‘cold bridge’ in the roof construction, which could result in condensation and damage sensitive computer equipment. The locally proposed construction method, reliant on Cyprus-sourced materials, created technical risks that threatened the project’s schedule, budget, and performance requirements.
Our Approach
We were engaged to resolve the design impasse and lead the project to completion. Our actions included:
Reviewing and rejecting the local roof construction proposal that created a cold bridge risk.
Identifying and implementing an alternative proprietary roof panelling system, factory-bonded to prevent cold bridging.
Leading the multi-disciplinary design and construction team to integrate the revised solution.
Consulting closely with the Project Sponsor and stakeholders to ensure alignment and confidence.
Administering the construction contract and monitoring performance to safeguard programme delivery.
The Outcome
The adoption of the new roof construction method eliminated the cold bridge risk, protecting the facility’s sensitive equipment. We successfully delivered the £8 million communications centre within scope, cost, and schedule, restoring confidence in the project and securing a strategic asset for British Forces Cyprus.
