Southern Lakes Development

Overview

Aztec West, a major business park north of Bristol, has been home to over 100 companies employing 7,000 people since its development in the early 1980s. As part of its continued growth, Arlington Securities commissioned the Southern Lakes development: five new headquarters buildings for major tenants, set within landscaped grounds and water features. We were appointed to project manage the programme from design to construction.

The Challenge

The developer required delivery of the new buildings to a tight timescale, enabling substantial tenant occupation within just 12 months. With multiple stakeholders including investors, landlords, and tenant representatives, success depended on clear coordination, effective contract administration, and strong programme leadership.

Our Approach

We ensured delivery readiness and alignment by:

• Consulting with landlords and tenant agents to confirm requirements.

• Directing the professional team in preparing design drawings and specifications.

• Facilitating novation of the design team to the Design & Build contractor.

• Managing and administering the contractor’s construction contract.

The Outcome

The £multi-million development was completed within 12 months, enabling timely tenant occupation and strengthening Aztec West’s reputation as one of the UK’s premier business parks.
